In this article, emphasis will be on the functions of the HOA board of directors California.

First, the primary function of these administrators is to do maintenance of all the common areas around the community. They should organize for repairs in areas where there is a need for an overhaul within their locality. There are parts of properties which the homeowners share, and therefore the leaders must maintain it and ensure everything is okay. Also, they undertake periodic inspections within the neighborhood and have a schedule for any repairs.

Also, they take part in managing the budget and the assessment of the various costs for the unit owners. They prepare budgets based on the past spending they had and according to the future projections that they have. The assessment costs should be able to run the administration works and be affordable for all owners.

They undertake the process of enforcing the rules that govern the society they are operating from and ensuring they get followed to the latter. All unit owners should follow the set rules at all times. They should also ensure that the controls get employed by everyone in an equal measure. They have to also be in a position to deal with the violators by taking them to court.

They must take part in the politics of this organization, and this is by organizing the election of various positions of their support staff to help them. They should set rules for the game and ensure that everyone who is seeking the elective position qualifies for the same. They also ensure that the elections are free and fair and even have all the members have the equal right to vote for the one they want.

As a group, they represent the homeowners as a whole. At all times they should serve the interests of property owners. All licensing and also leasing the various units should be their responsibility at all times. They should also ensure that the owners comply with the tax regulations. Anything to do with the insurance processes with regards to claims and compensation is their work.

They should have procedures in place to make sure that there is an efficient record keeping method in place. All the documents used in the running of the homes should be in a position where they are safe because they have confidential information which should not be freely accessed by anyone. The documents are available to all unit owners who feel they need to check on something.

In conclusion, in the community setting that they are serving, they ought to be in a position to offer emergency services. Many eventualities can occur, and they have to be able to provide their assistance to reduce the possibility of properties of all the members of the community getting damaged. They need to be ready to help all the members of their community without any discrimination.
